Renico Construction Newsletter- September 2025

With the lightning speed with which we have reached the month of September and realised that we only have eleven weeks to go before we reach December, it feels as if the passing of time has accelerated. The perception that time passes faster as one gets older is shared by friends and colleagues alike and can be explained by the “Ratio Effect”. This theory states that when a person is two years old, a year is 50% of his life but when he turns fifty, a year is only 2% of the same life. Thus, it feels as if time accelerates as you grow older.

This effect will be felt by the political parties who plan to contest South Africa’s next local government elections. The elections, to be held on a date between November 2026 and February 2027, will determine the leading role players in all municipalities across the nine provinces for the next five years. Once again, we can expect a scramble by the current heads of government to try and convince voters to cast their vote in their favour, especially in the City of Johannesburg. However, I fear they have run out of time to fix what has been broken over previous years of neglect.

 With over half of the homes in our Fernhill residential project already occupied, we are eagerly waiting for the first registrations to take place. This will trigger the next batch of ownership at Fernhill and will add another six families to the total number of homes occupied in the complex.

We also have the finishing touches being applied to our Elemente project in Potchefstroom. The estate, situated on the Eastern banks of the iconic Potchefstroom Dam is now ready for clients who have already purchased their full title stands. They can now appoint an architect and a builder of their choice to assist with the planning and attend to the construction of their dream home.

A limited number of homes in the third phase of our Riverspray Lifestyle Estate in Vanderbijlpark are still available to purchase with immediate occupation as an option. The ninety-six home iThemba project in Albertsdal is fast nearing completion with the activity on site resembling that of an ant’s nest as contractors scramble to get their work done. As the instant lawn is rolled out and shade ports are erected the site is quickly being transformed from a construction site to that of a residential complex. We still have a number of three-bedroom simplex homes available from R876,000, inclusive of transfer and bond registration fees.

I passionately believe that the Elemente residential estate, comprising of fifty-seven full title stands, will become one of the most prestigious estates in Potchefstroom and its surrounds. So much so that I will be putting the proverbial money where my mouth is by instructing my professional team to identify five stands within the estate on which we will be building the first speculative homes within a show village. We will be partnering with local professionals and suppliers to display the best what we, and Potchefstroom, have to offer.
