Dear Friends, Property Investors and Enthusiasts,
As we enter the first month of Spring the economic woes of the country show no signs of subsiding. The Rand has taken a beating against the Dollar which, although we have a reprieve this month, will no doubt cause the fuel price to increase again next month to make up for the reprieve, taking it to a further record high price. The construction industry, particularly the listed companies, is still taking strain with no hope of improvement in the foreseeable future.

There are a number of new residential developments which we will be launching within the coming months. The construction of our Grange Park project in Barbeque Downs, Midrand will be one of the first to commence, with the occupation date having been amended to the 1 September 2019. Sales on site have ticked along but, from our experience, we expect these to increase once construction commences.
At the end of last month 76 units within our Sardinha Park development in Wilgeheuwel, Roodepoort were handed over to their respective owners. Currently there are only 39 available units remaining within the complex, with an average of 7 sales being concluded per week. At this rate we should have all 163 units sold and transferred by December.

Affordable Housing

Not only will we be moving onto our next residential site in Cosmo City within the next few weeks, but we will also be returning to Crystal Park in Benoni. Here we will be constructing another residential complex comprising of 80 simplex townhouses within a security estate. More information on this development will be posted in my future newsletters.
The last homes within the 8th phase of our Sharon Park Lifestyle Estate in Springs were also completed during the past month.

Construction at our Eagle Canyon Office Park is well under way with the first of the second floor concrete slabs having been poured during the past 2 weeks. We plan to have all the concrete required on site poured by December. This will ensure that our contractors, who will commence with the finishes to the building, will have access to the site from January 2019.
The Trans Tech Logistics building situated on stand 113 Kya Sand was also completed during the past month. The new owners have already taken occupation of their brand new premises. We wish them the best of luck with their new ‘home’.

Homes for sale; asking prices becoming more unrealistic- FNB

The majority of home sellers (96%) have to drop their asking price in order to sell the property. That's according to a second quarter FNB Estate Agent Survey.
This is up from an estimated 91% reflected in the first quarter survey and compared to an estimated 78% who ended up having to lower their asking prices in 2014.
