As Dolf de Roos once said "the most valuable real estate is the 6 inches between one's ears"!

After the relaxing December builders' holidays, 2015 pounced on all of us, bringing with it a maze of legislative bottlenecks, huge operating expenses, falling crude oil prices, and looming Eskom blackouts, which will all impact on the property landscape going forward. The seasoned developers and property investors will confirm that great opportunity knocks in times of great challenges. That time is NOW!

With all the doom and gloom around, we now see the astute property investors buying rental investment stock. They have the foresight to know that very soon, as the banks tighten up on credit extension, property ownership will become more difficult. As the world economy slows down, there will be an escalation in the demand for rented property far exceeding the rate of inflation. At Renico Construction we have seen the demand for well-built residential rental stock increasing steadily month on month. Population growth has never declined in South Africa, and is certainly not likely to do so in the near future, and people need homes!
WORK IN PROGRESS
Our 194 unit Manor Park development in Randpark Ridge Ext 130 is now completely sold out, with my construction teams doing an excellent job in completing the development on time. The sites hand-over is set for 25 March 2015.
Our 56 unit Enfield site in Olivedale has also been sold out to end-user buyers, and we have commenced construction on the units.

Our smaller more upmarket developments of Syon, Woodlands and Sundowner Stars have been honed for home ownership. Sales have been slower on these, but all developments are at least 50% sold at this time.

At Northumberland Park in Northriding, sales on the 96 unit development are now also well advanced. This site is ahead of schedule with occupation set for 25 April 2015.
One of the biggest surprises we have had at Renico Construction is to launch a large site and have it sold-out within just a few weeks! This was the case at our Elmers End project along Witkoppen Road in Noordhang. The 193 unit development, offering 2 Bed, 2 Bath walk-up type units is 100% sold-out, and we are building to hand over the units on 25 July 2015.
DEVELOPMENTS LAUNCHING SHORTLY
During February and March we will be launching the 89 unit Lucca development in Tlokwe (Potchefstroom), the 186 unit Ponders End site in Helderkruin, the 156 unit Park Royal development in Wilgeheuwel, the 45 unit Chelsea complex in Dawnpark, Boksburg and a 106 unit Protea Glen Estate development in thriving Protea Glen.
We have also secured the rights to Riverspray Estate's 174 vacant Erven in Vanderbijlpark where we will commence with the construction of speculative homes for the investor and home ownership markets during March.
STILL TO COME
At Renico Construction we have been involved and have developed property in most segments of the property market, but never before have we entered into the Retirement segment of the market. The management team at Renico Construction is now actively pursuing opportunities within the Retirement Home and Village sector of the market, and I believe we will be bringing you very exciting updates on this in our autumn newsletter.
In this sphere of the market we see a decline in demand, mainly brought about by the uncertainty created within the county's economy, but this has also been seen outside our borders. We have never the less persisted in building generic type Industrial developments, and still see a demand, although lesser than that experience in past years. The fact that very few other developers are still building for this segment of the market on a speculative basis is serving us well, as although the demand is smaller, it is still there, and we are able to fill the gaps, especially on the West Rand.
LASER PARK
Our large box type building of 9799m³, being developed at Laserpark X36, is now well set for hand-over on 25 March 2015. This building can either be rented, or bought.

LANSERIA CORPORATE ESTATE
Our 34 unit Lanseria Business Park development inside Lanseria Corporate Estate has entertained a slow trickle of enquiries as the site slowly takes shape. Our first leases were signed this month, and occupation is set for the end of April 2015.
Renico Construction handed over Erf 663 Lanseria Business Park to MANMADE in January. This custom built building is one of eight that Renico Construction currently has on the drawing board, or is going to site with. At Renico Construction, we can boast of giving a one-stop solution to prospective tenant/owners, adding to this the flexibility of ownership over time. This continues to benefit us, with the positive demands for a Renico Warehouse remaining evident.
As is evident from this newsletter, 2015 will be an extremely busy year for us, and I am confident that our Renico Construction Team has what it takes to make it a good one! The growth of the company over these past few years - and particularly in recent months - has certainly meant that we have made some small contribution to the continual cry for more jobs, and have the right manpower to take on the challenge.
