Winter 2013!

While the American President Barack Obama has come and gone and Madiba remains in a critical state in a Pretoria Heart Hospital, we suffer another fuel price increase, with even more anticipated; brace ourselves for the increases in electricity tariffs that will fall into place this month and await the eminent implementation of Toll Road charges. The pressure is certainly on consumers struggling to make ends meet while the cost of living simply keeps on rising - but Renico Construction keeps on developing!

One thing not joining the downward spiral is cement sales - and there is certainly no sign of a decline in population growth! The simple fact that a prime requirement for everyone is a roof over his or her head is the fuel that drives Renico's development planning.
Renico Construction (Pty) Ltd secured the prime Parkview site on the corner of Jan Smuts & Lower Park Drive some time ago and the transfer process is only now being finalised.

This site, where we will be developing the 84 up-market units within our Parkview Manor complex, is surely the most impressive and mature site I have ever secured. It is also the most expensive residential site Renico Construction has bought to date. The site is being closely watched by our loyal clients, followers, and everyone who drives past this prominent landmark.



What few people know is that Renico Construction will not only be launching Parkview Manor, but also Westwold Manor, situated at 101 Westwold Way, Saxonwold, at end of July. This will be a small estate and our architects are currently finalising the plans - keep visiting our website, we'll display them there once they have been finalised!

If the quick sell-out of Parkwood Manor, which we developed on the corner of Westwold Way and Jan Smuts Avenue, is a guiding factor, these two developments should be sold out within 4 to 6 weeks of their launch.

Prior to bringing the above mentioned upmarket developments on line, Renico Construction handed over several completed units to their new owners in the Daniels Landing project, situated in Boskruin X57. We have seen a brisk increase in sales within this complex now that all 44 units are completed.

We have now handed over all the homes within the more affordable development known as Kidbrook in Georginia, Roodepoort. The 24 two-bedroom garden homes were completed and handed over within ten weeks of our moving onto the site. Another great achievement by Renico Construction's dedicated site team and suppliers!



The ninety six unit Forest Hill Estate in Northwold X71, where site clearance and perimeter walling construction began in April 2013, is 53% sold. Renico commenced construction of the residential units on 1 July 2013.

65% of the units in our Berrylands complex, which comprises 20 simplex units and 20 apartments, have been sold and we are set to commence building on 1 August 2013, if not earlier, should the electricity and water supplies be connected sooner than anticipated.

Construction on the first of 9 face brick luxury cluster homes in the Angels' View Estate, offering 3 sunny bedrooms, tiled lounge and dining room along with a convenient slipper lounge, an ergonomically designed kitchen, staff accommodation, and double automated garages is well under way. Situated on Bassoon Avenue in Strubensvalley, the estate enjoys quick access to Christiaan de Wet Road / Northumberland Avenue / Witkoppen Road and Beyers Naude Drive.
On the Commercial and Industrial front we have seen a slight pull back in the market with buyers and tenants taking much longer to make decisions. The underlying requirement of "best value" and the fact that available finance is limited is surely the biggest factor when Commercial and Industrial transactions are being finalised.

Renico Construction has never the less been very busy either completing, or commencing with an array of projects.
MOSTYN PARK:
After we handed over the Westpack building, constructed on Erf 11, we immediately proceeded with a speculative building of 8443m2 on Erf 5 Mostyn Park. This building is well advanced, and we are now negotiating a sale with a brand leader in the Food Industry.

One of our largest warehouse buildings to date is the 22,510m2 warehouse on Erf 23 Mostyn Park, being built on a speculative basis. The building is 60% completed, and our bankers have now come on board enabling us to take this project to completion. The increased number of enquiries for this building is encouraging; surely as a result of the fact that this large scale warehouse is close to completion and buyers/tenants can see the project taking shape.
LANSERIA CORPORATE ESTATE:
We commenced with a speculative building on Erf 610 Lanseria in April 2013 and it is set for completion by 25 July 2013. Renico Construction was also asked to build the Lanseria Corporate Estate Manager's Offices, set for hand over 25 July 2013.
CONSTANTIA KLOOF:
Construction on the prime 3137m2 A-grade office building next to the Meersig Dam and directly opposite the new 22500m² Nedbank regional offices, being developed by Abland, is progressing well, with the concrete work 95% completed, and the in-fill brickwork well underway at this time.
AMOROSA/RUIMSIG:
Due to ever increasing demand for prominent, upmarket office space, Renico Construction secured Erf 187 Amorosa X7. This half built building will now be completed by Renico Construction. The much needed Lawrence Road link into Amorosa, and a signalised intersection to be constructed as part of this project will bring relief to a large area. Enquiries for this site have been well above the norm and we are positive this building will be sold or let to a Corporate within the next few weeks.
