Spring 2013!

While the first summer rains have fallen over a very dry South Africa, drought, relief from strike actions, and economic hardship are the topics of most conversations. The long and drawn out debate on the debt ceiling has caused the American economy to struggle further. The knock on effect that this will have on the South African economy and our interest rates is awaited with baited breath.

At Renico Construction we remain positive! We have seen a constant increase in sales volumes, with the quality of buyers improving - they are better educated, more informed, and more aware of the financial implications of buying property. Many of our clients are obviously saving for their homes, and consequently able to put deposits down on their property purchases. This is very encouraging.
Due to the increasing demand for well positioned residential developments, Renico secured several portions of land in the Randpark Ridge area, with a view to launching various developments on these over the next six months, catering for all buyer requirements.

The first of these, which we are launching with this newsletter, will be a complex to be known as "Stonebridge" consisting of 106 2 Bedroom, 2 bathroom units and as a subscriber to our newsletter you have a week in which to "cherry pick" one or more of these units before the development is offered to the public at large!

The land set aside for this development is in Randpark Ridge Ext 133, and lies just across the road from Eagle Canyon Golf Estate, within 2km of Trinity School. With great visibility, and easy access to all major feeder routes, this site is sure to be very popular with both home buyers and investors.
With brisk sales we have sold out the Parkview Manor site in Parkview, Johannesburg, and are 90% sold out on the Westwold Manor development in Saxonwold.

During the winter months Renico Construction also sold out the 40 unit Berrylands development in Ferndale, as well as the 96 unit Forest Hill development in Northwold.
On the commercial and industrial front we have seen a positive uptake of space over the past 4 months. The market remains stable, with good interest being seen, particularly in the Industrial market. Renico Construction secured prime leases over the past 4 months for warehouse space.
MOSTYN PARK:
Erf 23 Mostyn Park that was being developed as a speculative building was taken up by Tiger Brands, their Milling Division taking occupation on 1 September 2013. This 22,510m² warehouse is one of the larger type structures on the Westrand, and Renico Construction is proud to have Tiger Brands as one of our tenants.
LANSERIA CORPORATE ESTATE:
During the previous quarter, Erf 610 Lanseria was completed as a speculative warehouse, and this building is now available for purchase or rental.

The manager's offices for Lanseria Trust One were also completed during the previous quarter, and Renico Construction commenced with the building of another speculative warehouse on Erf 609 Lanseria.

Renico has also been fortunate to have been awarded the construction of a new office and warehouse facility for Van Dyk Chemicals on Erf 608 Lanseria. Work on this high quality facility will be commencing in November 2013.
CONSTANTIA KLOOF OFFICES:
Formerly referred to as the Meersig Office Park and now renamed Lakeside Office Park, this development was completed during August 2013, and handed over to Corhold. The demand for office space in this building is slowly improving.

In Amorosa, we completed the speculative Amorosa Office Estate. The "showboat" building, on a prime site on the corner of Doreen and Lawrence Roads, will soon be taken up by a corporate tenant or owner. The new intersection on which it is situated, bringing Lawrence Road into the Amorosa area, is being developed by Renico and the Johannesburg Roads Agency, and will bring much needed relief to the current traffic congestion experienced in the Amorosa area.
