Autumn 2013!

As the leaves change colour and the days get shorter, Renico Construction is preparing for our traditionally busier period in every year. Many people wonder about this, but the reason is simple - the Highveld enjoys a dry winter season and consequently building operations can proceed without interruptions due to rain!
With the ongoing population growth in the country, the demand for residential property is currently on a steep incline, with little in the way of new residential complexes coming onto the market - mainly due to the economic sorrows suffered by many developers. It is also evident that, with the bond and transfer costs normally included in the purchase price of new home, it currently costs less per m² to buy a new property than an older one!

Buyers of new property can therefore put their savings for bond and transfer costs towards the deposit for their new home or investment - and any bond application made to a commercial bank with a deposit has a far greater chance of approval, often at very competitive rates!

In the first quarter of 2013 we secured a sell-out on the Banbury Estate development in Westdene, and only have 4 units left of the bigger 474 unit Sugarbush Estate development in Mogale City, some of which we still had on hand towards the end of 2012. The demand for new homes is showing its true colours!

The showhouse in our upmarket Daniels Landing development in Boskruin is now complete, and all the structural work, roofs, plastering and windows of the 44 homes was completed by the end of April 2013. This prime site, at 19 Girdwood Avenue, Boskruin, is set for occupation from 1 July 2013.
KIDBROOK:
Renico will be launching a number of new developments over the next three months.
Our first new development is Kidbrook, in Georginia, Roodepoort, which has been planned for the affordable housing market. It is a small complex comprising of only 24 simplex garden units.

These will offer 2 Bedrooms and 1 Bathroom and are priced from R395 000. If you buy a unit in Kidbrook as an investment, the rental payment will exceed your bond repayment!
The newly planned and developed central water heating system, powered by heat pumps, is ground breaking in the field of affordable housing and will result in huge savings for the occupants of the units.
FOREST HILL:
Our second development, which was launched at the end of April, is Forest Hill in Northwold. This prime site (referred to as the Uthuli site), conveniently positioned near the Northgate Shopping Centre, Banbury Cross Village and the Bel Air Mall in North Riding, is situated just off Malibongwe Drive.
The complex will consist of 96 two bedroomed, 2 bathroom units, and will be developed amongst all the mature large trees, including "Sugarbush" proteas. Civil services are currently being installed, and construction of the perimeter walling commenced in mid April.
BERRYLANDS:
Berrylands, situated on Bond Street, between Vine and Elgin Avenues in Ferndale, a perfect location for those working in the Randburg area, will be launched at the end of May. This attractive and secure complex will boast energy saving features and the units will enjoy privately walled gardens making for a pet friendly environment. When we kicked off 2013, we were still busy with a number of Industrial and Commercial buildings in several areas, and work on these has progressed well since then.
MOSTYN PARK:
On 25 April 2013, we handed over Erf 11, Mostyn Park to West Pack. This 8,338m² warehouse with offices was completed in 5 months (which included the December builders holidays), and will serve as the new warehouse and distribution hub for the West Pack group. West Pack is a well-established brand and the Da Silva's have been doing business in Krugersdorp for many years. Their newer shops in the Lifestyle Centre and the Alberton Value Mall are also well supported.
Erf 5 is being developed as a speculative 7,454m² warehouse, and will be ready for occupation by the end of June this year.

On Erf 23, the 22,510m² warehouse with office component is also nearing completion and a new owner or tenant will be able to take occupation of it at the end of July 2013.

On Erf 24, Renico Earthworks will commence establishing the platform in preparation for the construction of a 10,241m² warehouses on the site towards the middle of the year.
CONSTANTIA KLOOF:
Construction on the prime 3,137m² A-grade office building next to the Meersig Dam and directly opposite the new 22,500m² Nedbank regional offices, being developed by Abland, is well under way, with the basement nearing completion. This office block is being constructed on the last remaining stand in the area and the building has been sold to Mr.Brink of Corhold Investments. Corhold Investments will occupy 50% of the office space available there, while the remaining office suites will be let to suitable tenants.
LANSERIA CORPORATE ESTATE:
Renico Construction is picking up the pace at this upmarket development next to the Lanseria Airport with the construction of another freestanding warehouse and offices on Erf 610, and we also commenced with the construction of the Manager's Offices on 2 May.
We have seen the demand for free-standing, environmentally friendly buildings increasing faster in this node than it has in other areas. We are currently in negotiations to construct another eight buildings in the Estate and believe we are set to become the prime developer here.
